Property FAQ’s

We have put together a list of frequently asked questions that might be useful if you are thinking about joining the Yattendon community as a residential tenant. If you have a question that isn’t covered here or would like to discuss commercial properties please contact us.

  • Do you have a waiting list?

    Yes. However rather than operating on a first-come-first-served basis we try to match the most appropriate tenant to the properties that become available. Please contact us to be added to the waiting list. We will only keep your details for 1 year so if you are still looking after a year please come back to us so we can update our records.

  • Do you accept pets?

    Yes, we accept a maximum of 2 pets in a property. A We do not allow reptiles or dogs kept in kennels outside.

  • Will you need references?

    Yes, we will undertake a full reference check including verifying your income and employment before offering your one of our properties. To ensure you pass the financial check we use the following calculation: Monthly rent x 12 x 100/ 35. This calculation varies if you are self employed so please contact us for more information.

  • Where do you advertise your properties?

    We advertise our properties on the Yattendon Estate website and social media channels. We occasionally instruct Warmingham and Co to advertise our properties for us so it is worth keeping an eye on their website if you are looking for a property.

  • Can I rent a property from you for a short time?

    We try to encourage a sense of long term community across the estate and therefore have a minimum term of 2 years on all our rental properties.

  • Do I need to pay a deposit?

    Yes, for properties with an annual rent of up to £50,000 a 5 week deposit will be required on signing of the tenancy agreement.

  • Will my rent be increased?

    Rents are increased annually on a percentage basis across the estate and this will be included in the terms tenancy agreement.

  • What is included in the property?

    Our properties are all carpeted and any built in kitchen appliances are included. Free standing white goods such as a fridge, dishwasher or oven are not included and they will need to be provided by the tenant.
