Property FAQ’s

  • Do you have a waiting list?

    Yes. However rather than operating on a first-come-first-served basis we try to match the most appropriate tenant to the properties that become available. Please contact us to be added to the waiting list. We will only keep your details for 1 year so if you are still looking after a year please come back to us so we can update our records.
  • Do you accept pets?

    Yes. The number and type of pets permitted will be assesed on a case by case basis based on the size and location of the property you are looking to rent.
  • Will you need references?

    Yes, we will undertake a full reference check including verifying your income and employment before offering your one of our properties. To ensure you pass the financial check we use the following calculation: Monthly rent x 12 x 100/ 35. This calculation varies if you are self employed so please contact us for more information.
    • Can I pay rent in advance if I don’t earn the required monthly income but have savings?

      Unfortunatley not, changes to the law on 1st May 2026 prevent us from recieving more than 1 months rent in advance.
  • Where do you advertise your properties?

    We advertise our properties on the Yattendon Estate website and social media channels. We occasionally instruct Warmingham and Co to advertise our properties for us so it is worth keeping an eye on their website if you are looking for a property.
  • Do I need to pay a deposit?

    Yes, for properties with an annual rent of up to £50,000 a 5 week deposit will be required on signing of the tenancy agreement.
  • Will my rent be increased?

    Rents are increased annually on a percentage basis across the estate and this will be included in the terms of the tenancy agreement.
